Office Fit Out & Refurbishment
Delivering turnkey fit out and refurbishment projects across the UK

Overview
Projects One delivers turnkey office fit out and refurbishment projects across the UK, covering everything from the building fabric and mechanical and electrical installations through to partitioning, decoration, data and furniture. We work as a single contractor with one point of accountability, from initial brief to post-handover aftercare.
What a turnkey fit out includes.
Taking a project turnkey means we hold the whole scope. In practice that covers:

-
Demolition and strip-out of existing fit out
-
Alterations to the building fabric, including forming and closing openings
-
Mechanical services - heating, cooling, ventilation and their controls
-
Electrical services - power, lighting, lighting control, emergency lighting
-
Structured cabling, data and comms room fit out
-
Fire detection and alarm
-
Partitioning: glazed, solid, demountable and movable wall systems
-
Suspended ceilings, raised access flooring and floor finishes
-
Joinery, tea points and reception furniture
-
Washrooms and WC refurbishment
-
Acoustic treatment
-
Decoration throughout
-
Furniture specification, supply and installation
-
Signage, manifestation and branding
-
Commissioning, snagging, O&M documentation and handover
Not every project needs all of it. When a project does need all of it, you are not the one co-ordinating multiple suppliers.
Cat A,Cat A+ Cat B and refurbishment — which do you need?
Cat A fit out
A Cat A fit out delivers a space to a lettable but unoccupied standard: raised floors, suspended ceilings, basic M&E distribution, lighting, fire detection and finished common parts. It is what a landlord provides. There are no meeting rooms, no kitchen, no furniture and no branding.
Cat A+ fit out
Cat A+ refurbishment creates an office that is fitted out and ready to occupy. It typically builds on a Cat A finish by adding meeting rooms, a kitchen or breakout area, furniture, power and data connections.
Cat B fit out
A Cat B fit out is the part that makes the space yours. Layouts, partitioning, meeting rooms, tea points, breakout areas, finishes, furniture, AV and branding, plus all the M&E alterations needed to serve them. This is the majority of our work.
Refurbishment
Refurbishment is the improvement of a space you already occupy. It may be decoration, new carpet and new furniture, or as involved as reconfiguring the entire floor plate. Refurbishment is often phased around a working office.
If you are unsure which category your project falls into, tell us the building, the lease position and what is not working. We will tell you.
Working in occupied buildings.
A large share of our projects are delivered while the client is still working in the building. That changes how the job is planned rather than whether it can be done.

We sequence works into phases so that teams decant once rather than repeatedly. Noisy operations - drilling, core cutting, demolition - are programmed out of hours or into agreed windows. Dust and route protection is set up before work starts, not after a complaint. Fire escape routes, alarm coverage and welfare provision are maintained throughout and reviewed at every phase change.

The practical consequence is that a phased refurbishment usually has a longer programme and a slightly higher preliminaries cost than the same works in an empty building. We will say so at budget stage rather than absorb it into a lump sum and discover it later.
Where we work.
Our head office is in Caversham, Reading, which puts us within easy reach of London, the Thames Valley, Berkshire, Oxfordshire, Hampshire, Surrey and the wider South East. We also hold a nationwide supply chain and vetted, assessed labour teams and site supervisors across the UK, so we regularly deliver projects well outside the South East for clients.

Office Furniture & FF&E
Independent furniture supply and installation. We are not tied to a single manufacturer.

Washroom & WC Refurbishment
Complete commercial washroom refurbishment - a fast, visible upgrade to any workplace.

Glass & Demountable Partitions
Glazed, solid, demountable and relocatable partitioning systems, supplied and installed.

Frequently asked questions.
A fit out turns an empty or shell space into a working office. A refurbishment improves a space that is already in use. Fit outs are usually larger and start from a blank floor plate; refurbishments are usually phased around occupants.
Cost is driven by specification and by how much mechanical and electrical work is required. A light refurbishment with new finishes and furniture sits at one end of the range; a full Cat B fit out with new services, extensive glazed partitioning and high-specification finishes sits at the other. We give a realistic range at first meeting rather than a headline figure that later moves.
Yes. We develop the concept, layouts and specification in house and through our design partners, then build it. If you already have an appointed designer or architect we are perfectly happy to build to their information.
Yes. Weekend, evening and night working is routine on occupied-building projects and is priced into the programme from the outset.
We manage Building Regulations submissions and the associated approvals as part of the contract. Where landlord licence to alter or planning consent is required, we support your solicitor or agent with the technical information they need.
